From properties for sale with beautiful views to cozy retreats, there’s a perfect spot waiting to make island life your reality:

  • Luxury Villas and Beachfront Properties: Beachfront properties offer spectacular views and direct access to the Ocean. Many options available have private pools and spectacular views. The stunning plantation-style villas and colorful gingerbread-styled villas dotted across the island are my personal favorite.

  • Jessups area: In Nevis, Upper Jessups is one of my favourite areas for real estate. There are several high end properties above the Four Seasons with breathtaking views. 
  • Saint Thomas Lowland Parish: A lush and picturesque area offering diverse real estate options, from cozy residential properties to elegant villas.
  • Basseterre: The bustling capital combines convenience and charm, with properties close to shopping, dining, and the harbor—great for those who enjoy city vibes with Caribbean flair.

The Process of Buying Real Estate 

Buying real estate in St. Kitts and Nevis is an exciting journey. Whether you’re after a piece of land, a spacious family house, or an attractive luxury home with beach frontage, the real estate sector offers an array of quality properties perfect for creating your Caribbean haven. Whilst the process of obtaining property in St Kitts and Nevis is fairly straightforward, hiring a legal professional is advised to ensure a successful purchase.

1. Alien Landholding License 

Non-citizens must apply and obtain an Alien Landholding License to own property. This process can sometimes be slow and can take 1-3 months or longer to obtain. The fees are about 10% of the property’s value. However, it is important to note that if someone is purchasing the property through CBI then this waives the requirement to obtain an ALHL. 

2. Legal Assistance 

You will need to hire a local attorney to assist with the transaction which will include diligence and the title transfer. Legal fees vary depending on the purchase price of the property but are fixed by law and often range by 1% to 2% of the purchase price. 

3. Financing Options (limited) and Property taxes 

Financing options are typically difficult to obtain and are very costly compared to other countries. Most buyers tend to outright make a property purchase. Annual property taxes are applicable and are about 0.2%of market value. 

4. Closing Costs 

The transaction closing costs include taxes, legal fees, and other fees. This can typically be between 10% to 12% of the property’s purchase price.

The Citizenship by Investment Program (CBI) first began in 1984 and has since evolved into a world-class program. International investors around the world consider St.Kitts & Nevis to be one of the very best citizenship programs. The minimum investment in government-approved real estate starts at US$325,000, however, there is also the possibility to invest in government-approved real estate starting at US$600,000.

In addition to securing real estate, investors can apply for and obtain citizenship which allows for visa-free travel to over 140 countries. One major advantage of obtaining St.Kitts & Nevis citizenship when you are purchasing real estate is that you do not need to pay an Alien Landholding License (ALHL) fee which can often be about 10% of the purchase price of the property.
